The Orlon Crescent Project is a landmark custom home built by Xavieras Inc. in collaboration with Hyphen Studio and Mahsa Taskini Design. Located in one of Richmond Hill’s most prestigious neighbourhoods, this residence was designed as a fully personalized estate tailored specifically to the homeowner’s lifestyle, preferences, and long-term needs.

Built on a 79 × 120-foot lot following the demolition of the existing structure, this 7,000-square-foot luxury residence combines sophisticated architecture, advanced technology, resort-style amenities, and exceptional craftsmanship.

Every detail was carefully considered to create a unique home that supports family living, entertaining, accessibility, and energy-efficient performance.

Planning and Municipal Approvals

Before construction began, the project required Committee of Adjustment approvals for several design-related variances, including:

Large imported European windows were selected to maximize natural light while improving thermal performance and energy efficiency.

The roof system combines flat roofing assemblies with shingle roofing sections and heated roof-edge protection systems to prevent winter ice accumulation.

Interior Design and Finishes

Twelve-foot ceilings throughout the main floor and basement create an impressive sense of openness, while ten-foot ceilings on the second floor maintain spacious proportions.

Custom Italian cabinetry from Scavolini was incorporated throughout the residence, complemented by natural stone countertops and detailed custom millwork.

Feature walls with three-dimensional wood panels and artistic white oak detailing create architectural character throughout the home.

Multiple engineers and consultants worked together throughout the project to coordinate structural requirements and maintain the architectural vision.

Another challenge involved sourcing premium materials and specialty products internationally while maintaining budget objectives and the construction schedule.
